Buyer Signing Packages: Mobile Notary for Real Estate

Blog /

Buying a home is exciting, and a little nerve-wracking. When buyers can't make it to the closing table because of work, relocation, or a newborn at home, title offices, agents, brokers, lenders, and banks call Notary Java to bring the closing to the buyer. We print the package, meet buyers wherever they are, walk them through every page, and send it back complete and correct, so closing day stays on track.

Who We Work With

  • Title and closing offices that need a mobile notary for a remote buyer
  • Real estate agents and brokers coordinating a smooth closing day for their clients
  • Lenders and banks sending out loan packages
  • Buyers relocating to Maine who need to sign before they arrive

What's in a Typical Buyer Package

Every lender and title company is different, but buyer packages commonly include:

  • Closing Disclosure and loan estimate acknowledgments
  • Promissory note, which the buyer signs
  • Mortgage or deed of trust, which is notarized
  • Affidavits such as occupancy, identity, or name affidavits
  • Compliance and disclosure forms

Our role is to identify each signer, make sure they sign in the right places, and complete the notarial certificates. If a buyer has questions about loan terms, rates, or fees, we direct them to their loan officer or closing office.

Our Process

  1. Receive the package. The title or escrow office emails the documents, or uploads them through our Send Documents button, and we print them as instructed.
  2. Confirm the appointment with the buyers by phone or text, including ID requirements and who must be present.
  3. Conduct the signing at the buyers' home, office, or another agreed location.
  4. Quality-check for signatures, initials, dates, and notarial certificates before we leave.
  5. Return the package using the method the closing office specifies.

Serving Buyers Across Southern Maine

We regularly travel to Scarborough, Westbrook, Gorham, Windham, Portland, and South Portland, and up the coast to Falmouth, Yarmouth, Freeport, and Brunswick. For new construction out in the country or a camp on a lake, ask us. We serve all of Maine by arrangement.

Tips for Buyers

  • Bring the ID you used with your lender, and make sure the name matches the documents.
  • Block out enough time. Full buyer packages can take a while to review.
  • Read before you sign. Have your lender's contact information handy in case you have questions.
  • Don't sign ahead of time. Notarized pages must be signed in front of the notary.

Agents and title offices, save our number. We're happy to be your go-to mobile closer. Buyers, call or text 207-808-0550, and we'll make the signing the easy part of buying your home.

Frequently Asked Questions

Do you work directly with title companies?

Yes. Many of our real estate appointments are scheduled by title and closing offices, agents, brokers, and lenders.

Can you explain the loan documents to me?

We can tell you what each document is called and where to sign, but questions about terms go to your lender or closing office.

Can you print the closing package?

Yes. Send it through the Send Documents button or the email the closing office uses, and we'll print it as instructed.

Do both buyers need to be present?

Each person who signs must appear before the notary. If spouses can't sign together, we can schedule separate appointments when the closing office allows it. Just ask: call or text 207-808-0550.
